Ahmedabad: One of India’s Fastest-Growing Office Markets
Ahmedabad is not India’s largest office market, but it is currently the fastest-growing of the major ones. Knight Frank India’s figures for January–June 2026 show occupied office space in the city up 9% year-on-year to 27.5 million sq ft, the strongest growth among the eight cities it tracks. Total office stock stood at about 41 million sq ft in mid-2025, around 4% of the national total.
Financial services and GIFT City
Banks and financial firms took 56% of all office space leased in the first half of 2025, according to the CREDAI–CRE Matrix Ahmedabad Office Report. Roughly 35% of the new office supply due by 2027 is planned in GIFT City, India’s first International Financial Services Centre.
Connectivity
Sardar Vallabhbhai Patel International Airport is India’s seventh-busiest, handling about 13.8 million passengers in 2025–26. The Ahmedabad Metro now covers more than 60 km and 47 stations, after the final Gandhinagar stretch opened in January 2026, with a branch to GIFT City. The Mumbai–Ahmedabad high-speed rail line is under construction, with the first section targeted for August 2027 and travel time between the two cities expected to fall to about two hours once complete.
Global Capability Centres
Gujarat’s GCC Policy 2025–30 aims to bring at least 250 new centres and more than 50,000 jobs to the state. Demand is still at a mid-sized scale: leasing of 50,000–100,000 sq ft offices more than doubled in H1 2026, and every deal in the city was below 100,000 sq ft.
Start-ups
Gujarat has more than 19,000 DPIIT-recognised start-ups and has been named “Best Performer” in the national States’ Startup Ecosystem Ranking five times in a row.
Talent
The city and its surroundings are home to IIM Ahmedabad, IIT Gandhinagar, the National Institute of Design, CEPT University, Nirma University and B.J. Medical College.
Ahmedabad remains smaller than Bengaluru, Delhi-NCR or Mumbai, but its growth rate, financial-services base and new infrastructure make it one of the country’s most promising commercial property markets.
